Amsterdam housing market cools

Homes in Amsterdam are taking longer to sell, with buyers acting more cautiously and critically, according to the Amsterdam real estate association MVA. It said this may partly be due to higher mortgage interest rates. Apartments were listed for an average of 35 days in the most recent three-month period, compared with about 33 days in the third quarter of 2025. A separate report said homes were still often sold above the asking price in Amsterdam-West and Amsterdam-Noord.
