Debate over affordable housing in Nuland development plans

Plans for 78 homes on the Duyn and Daelseweg in Nuland have prompted calls from the village council, young house seekers and the developer for more affordable owner-occupied homes. The proposed mix consists of 30 percent social housing, 30 percent middle-rent housing, 30 percent free-sector housing and 10 percent affordable homes to buy—eight homes in total. They say this is too few for young people who want to remain in Nuland and warn that some may have to move elsewhere. The developer has suggested increasing the affordable-purchase share, possibly by reducing the middle-rent share.

The municipality says it will continue to use the so-called Bossche housing mix as a starting point for projects in the villages. It refers to a 2023 housing-needs survey, which indicated demand for a varied range of rental and owner-occupied homes in different price categories, but says those findings cannot be directly translated into fixed numbers for each new development. There is not yet a final construction plan or a permit application; the proposal still needs further development and must meet urban-planning and environmental requirements.
